INTENT OF PROJECT: The existing building has been looted; mechanical, electrical and plumbing equipment dismantled and removed; doors, windows, and finishes removed and/or damaged. The intent of this project is to fully renovate the building and site for use by the Program Management Office (PMO) organization to a fully operational and usable facility for administration functions. Equipment, finishes, and furnishings shall be of basic style, neutral color and durable quality; meant only to provide for the lasting and basic needs of the administrative functions within. The intent of this project is to provide a completely functional and operational administration building. SPECIFIC SCOPE OF WORK: Conduct a complete site investigation and develop comprehensive drawings and descriptions of the existing conditions. With this, provide a complete design documenting recommended use of existing systems and integration of new systems which will meet the needs of the PMO and be approved by the Government. Reference the attached building floor plan drawings. All work under this contract must comply with current applicable International Building Codes and standards using typical Iraqi construction techniques and materials. All products, materials, and equipment shall be new and be commercial grade quality, at a minimum. All work shall be warranted for a period of one year after issuance and approval of Substantial Completion by the Government Project Manager. Site Work: Demolition and Clean-Up: The majority of the site and buildings will already be cleared of debris. Any additional dirt, trash, dead or overgrown vegetation and unnecessary or inappropriate material shall be removed. Contractor is responsible for providing covered and secured waste containers. All debris, rubbish and construction waste shall be properly disposed of at available landfills. Sidewalks: Analyze sufficiency of existing sidewalk system. Remove, repair and construct new sidewalk system to its original condition with emphasis on security and accessibility. Add additional sidewalks to support new vehicle and personnel gates. Repair/replace and level all exterior pavers where damaged or missing. All existing and new walks shall be level and allow for sufficient drainage off-site. Install only full, undamaged tiles; partial tiles in the field of the paving are not acceptable. Parking: Design and construct a asphalt parking lot for delineating spaces for 110 standard sport-utility vehicles on the site a minimum of 83 feet away from the building boundary without infringing upon existing palm trees. Fencing: Demolish and remove the fence then replace with planters of alternative aesthetically pleasing vehicle barriers that maximize pedestrian access. Alternatively, two (2) new personnel gates should be added in the existing masonry fencing between the parking and the building. Gates shall be of steel or wrought-iron construction.
